CSG Commercial Builders operates under the Creaney &
Smith Group LLC family of companies. Since 1982, the Company has
developed and constructed a wide range of industrial, manufacturing,
distribution, office, tech and laboratory space in the Mid-Atlantic
Region. The Company has developed projects in Maryland, Northern Virginia,
Eastern Pennsylvania , Southern New Jersey. This real estate activity has
included more than forty (42) buildings containing 6.25 million sf with an
aggregate value exceeding $300 million.
In 1985, and for the following twelve years, the Company acquired
and redeveloped the Point Breeze Business Center in S.E. Baltimore City.
As the Managing Partner with McCormick Properties, BEDCO (Baltimore Economic
Development Corporation) and A.E.W. Capital Partners, we transformed this 2.2
million sf manufacturing complex into a modern Urban Business Center. Point
Breeze now boasts a campus-like atmosphere, +/- 400,000 sf of offices,
and +/- 1.8 MM sf of warehouse, manufacturing and distribution facilities.
Through more than a dozen years of development, ownership and operations, The
Creaney & Smith Group LLC evidenced fundamental proof of the City’s
value in its established sectors, and became one of the leading examples of
revitalized public/private partnerships.
Today, CSG provides the development management services for the Company’s
own account and a number of institutional clients, such as The Northwestern Mutual
Life Insurance Company, Cabot Industrial Trust and Prudential Investments. In 2003
CSG became a Butler Builder in an effort to bring an even wider variety of cost
effective solutions to customers and has continued to offer comprehensive construction
and development capability, in-house development services and asset management for
owners and end users.
